Low -rise construction causes a lot of questions and problems among private developers, on the correct solution of which it depends on how the future building will be strong, reliable and convenient for homeowners. Despite the huge difference in personal preferences regarding the architectural style or interior design, all developers are faced with the need to choose the method of building individual objects.
There are a lot of opportunities for the construction of housing and outbuildings, ranging from work on their own and ending with the choice of contracting organization, which will take on the entire front of construction work from the analysis of the characteristics of the development site to the legalization of rebuilt housing. Each of these methods has positive aspects and negative aspects.
Option 1. Low -rise construction on their own
The choice of such a method is associated with the desire to limit construction work by the minimum possible financing. This desire is understandable, given the high level of the cost of individual housing construction. But such an approach is far from always.
Independent low -rise construction has more pitfalls than it seems at first glance. In the worst case, the developer may find himself in a situation where his construction does not comply with the norms and legislative acts, about which he did not even have an idea. Initial savings often turn out to be unforeseen costs and time losses for the coordination and registration of construction.
Option 2. Low -rise construction on ready -made and typical projects
Many are trying to find ready -made projects for the construction of cottages or private houses. It would seem that such a construction method can significantly save on the development of an individual project and should not cause problems in obtaining a building permit. But only professionals can advise such an approach that can fully evaluate the suitability of the finished project.
The rest of the developers can, after implementing such a method, face unforeseen problems:
The finished project did not approach the characteristics of the soil on the building area. Negative results can be progress, cracks, faults of the building.
A typical project exceeded local restrictions on the number of storeys or height of the building. As a result, the finished house will not be officially registered and you will have to be a rebuilding new house.
Internal engineering networks do not comply with local conditions and norms. The homeowner will have to redo the heating system, revise the number of power consuming devices in the house or additionally mount autonomous engineering systems.
As a result, the house falls under the category of “self -construction”, it cannot be officially registered in it, it is not taken on bail, and there is also no way to bequeath or give a construction.
Option 3. Low -rise construction on an individual project
Development of an individual project, taking into account the characteristics of the development site and local conditions and restrictions — a competent step. Any expenses at this stage will pay off the lack of problems in the future. Private developers can be advised to order a project in an organization that will also take on its statement, since the designer will be able to protect your interests in third -party levels at a high professional level.
In such a construction option, you can save by finding inexpensive contractors or completing part of the work related to the construction, decoration, cleaning and garbage collection, on their own. But it is worth remembering that all risks associated with the use of inexpensive labor are fraught with a deterioration in the quality of work. Developers do not have official mechanisms to achieve damage to compensation if a private contractor works without drawing up a contract.
Option 4. Low -rise construction using ready -made modular facilities
Modular housing construction is used not only in the construction of houses. Today, manufacturers offer modular construction of a turnkey bath, garages and country houses. Structures can be wooden, metal, from cellular concrete or combined.
Low -rise construction using ready -made modules is cheaper than traditional attracting contractors. At the same time, the time for the construction of objects is significantly reduced. In the area of the development itself, it will be necessary to install the foundation of the tape, pile or tile type, on which the modular unit is then installed.
The quality of modular buildings is becoming more and more perfect, and their design is sometimes indistinguishable from objects built on individual projects. Among the shortcomings of this method are a limited choice of buildings, planning interior rooms and a number of storeys. In general, the use of ready -made modules allows you to get an object with high technical characteristics at a completely acceptable cost.
Option 5. Low -rise turn -key for the construction company
If the developer selects a solid construction company as a contractor, which develops an individual project, taking into account all the characteristics of the site, the wishes of the customer himself, local standards and rules, general construction standards, and also carries out all the necessary approvals of the project and obtaining a building permit, then this option can be possible call the best possible.
The disadvantage of such a method is the higher cost of construction work. But the initial costs guarantee the complete absence of problems during the operation of the object. A carefully thought -out project and high quality construction work will save from alterations and perestroika. In case of minor shortcomings, the developer has the full reason to demand correction or compensation for losses in court, since all work is carried out according to the contract concluded with the customer.
